Tenants have to meet set debt-to-income ratios, must have good credit, rental history and solid employment. We put our qualification processes on the line by paying for the eviction if the tenant defaults - for the life of the tenant.

4. Professional Move-in Inspection
Once the tenant moves in, we conduct an inspection and check operations of the property with the tenant. (Prior to this, we have completed our own inspection with video tape as well.) & After, Monthly/ Annually

We videotape the property before and after every tenant. In addition, once the tenant moves in, we check the exterior of the property monthly. (Inside is checked only if there is an infraction.) Annually, we provide you with a complete interior/exterior inspection of the property along with color photos. Keeping a high profile is a major key in making your home a successful investment.
6. Maintenance Repairs
We have pre-set prices on more than 400 items to ensure that owners' repair costs are controlled. Our repairmen must respond immediately so tenants get quick service on bona fide repairs. This creates long-term tenants, reduces vacancies to owners, and insures only justified repairs. Management One makes no profit on maintenance repairs.
7. Rent Collections
Rents are due on the first of each month, and owners' checks are sent out the next business day. Late-rent payers are called four times between the sixth and 15th, and we also make two trips to the property during this time. Our eviction rate is a mere 1/2 of 1%. We're fair, but extremely firm.
